Our system is designed to significantly increase your volume. The commission per deal will be less but so is the work. As a result you can close more deals with a fraction of the effort that is normally required.
Membership in SharpBuyers.com is free. A referral fee is charged only when a deal is closed. The Referral fee is 10% of the net commission after the rebate.
Example
- Sales Price $400,000.00
- Total Commission 3% = $12,000.00
- Client Rebate 1.5% = $6,000.00
- Your Office's Commission = $6,000.00 - $600.00 (SharpBuyers.com Fee) = $5,400.00
- 1. You must be able to provide buyers with web-based property search capabilities and property alerts via email (with address preferred). All MLS systems provide these capabilities.
- 2. You must have a list of websites that provide information regarding town, city, school, neighborhood, and county information (If you don't, you can refer them to our Buyer Tools Page).
- 3. You must obtain authorization from your broker to offer a minimum of a 1% commission rebate to buyers, and a 10% referral fee to Sharpbuyer.com.
MLS listing only Starting at $199, Limited Listing Service for $599 and full service listings for 3% (1% to listing agent and 2% to buyers agent) or 4%.
Terms And Conditions
There is no cost to join the SharpBuyers.com network and no monthly fees, but you must agree to the following:
- 1. SharpBuyers.com will provide you access to its Network, and refer to you appropriate buyers and sellers. You shall provide your best efforts to consummate real estate transactions for these clients.
- 2. You shall offer a minimum initial commission rebate of thirty three percent (33%) of the total buyer's agent commission rebate, not to exceed one and a half (1.5%), to any buyer we refer to you, as permissible by state law, and pay to SharpBuyers.com a referral fee of ten percent (10%), upon closing of a real estate transaction for any buyer or seller we refer to you.
- 3. You also shall notify us upon contract signing and in all cases within seven (2) days of the transaction's closing. After the first transaction, the client is yours to keep, free from referral fees. The net commission is the commission remaining after the rebate to the client, but before payment to your broker under any agreement you may have. Any bonuses or other payments specific to the transaction shall be included in the net commission.
- 4. You shall notify us of a transaction's closing within two (2) days of the transaction's closing to arrange payment. The payment must be made to SharpBuyers.com within fourteen (14) days.
- 5. All referral fees shall be paid to us before any payment to your broker under any agreement you may have. If any referral fees remain unpaid for more than 60 days following a closing, and legal action is necessary to collect them, you shall pay any attorney's fees and costs of collection.
- 6. You have provided your broker these terms and conditions, and your broker has authorized you to participate in this program.
- 7. This agreement may be terminated in writing by either party, by e-mail or by First Class Mail to the other party's business address. This agreement shall apply to any real estate transactions placed under contract while it is in effect, even if the agreement is terminated.
- 8. This agreement may be modified, and you will be notified in writing (via email to the e-mail address registered below) of any modifications. Upon receipt of the new terms and conditions, you agree to abide by them, unless you terminate the agreement in writing, as provided above. Notice by e-mail may be sent to us at info@SharpBuyers.com. - 9. You will not hold SharpBuyers.com responsible for any disciplinary action on an individual's license or business, that results from a transaction involving a client referred by us.
